DYS Construction AZ LLC
Bathroom Remodeling Contractor in Scottsdale
A bathroom remodel combines the room you see with plumbing, waterproofing and ventilation behind its surfaces. In Scottsdale, the home's age and existing layout provide a useful starting point for deciding what should change.

How home age shapes a Scottsdale bathroom
Knowing when a home was built helps frame the bathroom discussion, but the existing room still needs its own review. Previous renovations can change what remains behind the finishes.
North Scottsdale's newer builds often have larger primary baths with room for a separate tub and shower. Remodels there tend to be about finishes, glass, storage and updating a look that has dated, rather than reworking the plan.
McCormick Ranch and Gainey Ranch homes from the 1980s and 1990s often have a builder-grade tub and shower combination, a long vanity and a dated tile layout. Converting a tub to a walk-in shower is a common request, and it deserves careful planning for waterproofing and the drain location.
In Old Town and South Scottsdale, 1960s and 1970s ranch homes often have small bathrooms with older plumbing. Opening up a little floor space, or borrowing it from a closet, can change how the room feels. These homes are also where we pay closest attention to aging pipes and subfloors.
Waterproofing and the parts you never see
The finished tile gets the attention, but a bathroom succeeds or fails on what sits underneath it. Shower pans, membranes, valves, drains and venting all need to be right, because a mistake only appears later as a leak, a stain or a failing grout line.
That is why we spend time at the walkthrough looking at the existing plumbing, the floor and the exhaust fan. In older Scottsdale homes we may recommend replacing aging supply lines or repairing a subfloor while the room is open, since it is far simpler now than after new tile is down.
Ventilation is a quiet detail worth getting right in our dry climate as well. A well-placed fan protects paint, cabinetry and grout, and it is easy to upgrade during a remodel.
We lay these items out in the written scope so you can see what is included before construction starts.
Permits, HOA and what we handle
A like-for-like refresh and a full gut remodel are treated differently by the City of Scottsdale. Relocating a shower, moving a toilet, adding a circuit for heated floors or changing a wall will generally call for a permit and inspections. We handle the permit process when one is needed.
Inside the home, an HOA is usually less involved in bathroom work than in exterior projects. Even so, some communities want notice for work that involves noise, dumpsters or contractor access, so confirm your association's rules before scheduling.
A realistic bathroom timeline
Expect about 1 to 3 weeks of construction on site for a bathroom remodel, counted after design is settled and materials are ordered. Simpler remodels with the same layout are closer to 1 week; layout changes and large primary bathrooms are closer to 3 weeks.
Ordering takes the planning time. Tile, vanities, glass and plumbing fixtures should all be selected and confirmed before demolition, because one missing piece can hold up the next trade. Once we start, the work runs from demolition through plumbing and any electrical changes, waterproofing, tile, glass and fixtures, then the final punch list.
Keeping the layout generally simplifies the sequence. A larger shower, a moved drain or custom glass can add coordination, and unexpected conditions may extend the schedule. An owner is on site each working day, with daily communication throughout the job.
Designing for how you use the room
A primary bath and a guest bath are different jobs. In the primary bath, we usually talk about a larger shower, a double vanity, storage that keeps counters clear, and whether a soaking tub is worth the floor space. In a guest or hall bath, the questions are more practical: durable surfaces, easy cleaning and good lighting.
Many Scottsdale homeowners also plan ahead. Curbless or low-threshold showers, wider doorways and well-placed grab-bar blocking inside the walls are easy to include now and difficult to add later. We are happy to build those into the plan if they matter to you.
Finish choices come last, after the layout is settled. Tile, fixtures, hardware and glass are selected against your scope, and any item you have not chosen is covered by an allowance until you do.
What drives bathroom remodel cost
Bathroom cost is driven less by square footage than by decisions. Moving plumbing, enlarging a shower, selecting natural stone or large-format tile, choosing custom glass, and discovering water damage or outdated pipes can each shift the budget.
You receive a written scope and price before we start. Items you have not chosen yet, such as a vanity or faucet finish, carry an allowance so the included selection budget is visible.
