Beyond Room by Room Updates

When a property has exceptional potential but a fractured layout or outdated systems, piecemeal updates aren't enough. A complete home renovation lets you look at the house as a single, holistic environment.

We manage the profound complexities of these projects: structural engineering to remove load bearing walls, coordinating architects and interior designers, securing rigorous city permits, and ensuring mechanical, electrical, and plumbing (MEP) systems are fully modernized.

The result is a cohesive aesthetic and functional flow that feels entirely intentional from the front door to the backyard.

Planning Guide

What a Whole Home Remodel Costs in Scottsdale

See project ranges, scope considerations, and realistic timelines before you begin.

$60,000 to $150,000: the same house, brought up to date

Kitchen, bathrooms, flooring, paint, lighting and fixtures. The walls stay where they are and the plumbing stays where it is. Construction is estimated at about 2 months, not a guarantee.

$150,000 to $350,000: where most whole home renovations land

Here the layout changes. Walls come out, a kitchen opens to a living space, and plumbing and electrical get relocated to suit the new plan rather than the old one. Finishes move up a level across the house. Construction is estimated at about 3 to 5 months, not a guarantee.

$350,000 and up: additions and structural work

Square footage gets added, or structural elements change. Both bring in engineering, plan review, permits and inspections that a finishes project never touches. Construction is estimated at about 6 to 8 months, not a guarantee.

Square footage, structural changes, and how much plumbing and electrical must move set most of the number. Ranges are typical scope, with final pricing after design.

Whole Home Remodeling Across Scottsdale

Scottsdale homes vary widely, and the scope of a whole home renovation follows the house. McCormick Ranch includes many homes from the 1970s and 1980s. Gainey Ranch includes villas, condominiums and larger residences, many from the late 1980s and 1990s. Arcadia is a Phoenix neighborhood next to Scottsdale, with a mix of older ranch homes and newer builds. Layouts and prior renovations vary by property. Newer North Scottsdale builds in communities such as DC Ranch and Silverleaf may need only targeted work, though HOA review often applies. These are general descriptions, not a list of completed projects. See remodeling in Scottsdale, or explore our kitchen and bathroom work and portfolio.

Frequently Asked Questions

Understanding the realities of a complete property transformation.

Investment varies based on the home's size and condition, structural changes, systems, material selections, and the extent of interior and exterior work. After learning about your goals and assessing the property, DYS can recommend the appropriate planning path.

The written scope identifies allowances for materials you have not chosen yet, so you can see where the budget may change. If work uncovered during construction changes the scope, DYS reviews a written change order with you before proceeding.

Construction estimates are about 2 months for cosmetic work, 3 to 5 months for layout changes, and 6 to 8 months for additions or structural work. Design, permits, and ordering happen before construction. These are estimates, not guarantees; you receive a written schedule before we begin.

No. As a design and build firm, DYS Construction AZ LLC coordinates the entire team for you. We partner with a trusted circle of architects and designers, matching you with the professional whose style best fits your vision. We then manage them as part of our unified team, ensuring the design is beautiful, structurally sound, and aligned with your budget.

Sometimes. It depends on which rooms are affected, how long water, power, or air conditioning are off, and safety. Many homeowners plan to stay in part of the house or move out for the loudest weeks.

Yes. When required for the project, DYS coordinates permitting, inspections, engineering, and the appropriate design professionals.

Yes. Removing a load-bearing wall means a new header and posts, a structural engineer's design and a permit. The wall itself comes out quickly; the engineering and inspection around it are what set the schedule.

We plan work zones, floor protection, dust containment and access before construction starts. If the scope affects utilities or makes part of the home unsafe to occupy, we discuss that with you during preconstruction.

Yes. Phasing spreads the work and cost over time, for example the kitchen and primary bath first, then living areas. We plan the full design up front so each phase fits the next, and we review how utilities and access will be affected.

Work that moves plumbing, changes electrical, or alters structure generally needs a permit, and additions and structural changes need plans. DYS prepares the submissions and coordinates the inspections, including HOA review where it applies.

We coordinate architects and designers, then you make selections for cabinetry, surfaces, fixtures, and finishes against a schedule. Choosing early protects lead times. Allowances in your written scope show where the budget can move if selections change.

Yes. Older homes can reveal wiring, drainage, or framing issues once walls open. A contingency lets you approve a written change order without disrupting the project. We recommend discussing a reasonable reserve during budgeting.
