From established homes in South Scottsdale to larger contemporary desert properties farther north, Scottsdale includes a broad mix of layouts, materials, and architectural priorities.

Planning a remodel here can mean balancing neighborhood character with a more functional interior, stronger indoor outdoor flow, and any architectural review requirements that apply to the specific property.

DYS is owner-operated and licensed in Arizona (ROC #361781). Avi is on site running each project, and every project is backed by a 2-year workmanship warranty. Whether you are updating a kitchen, a bathroom, or an entire house, we plan the work around how your home is built and how you live in it.

Scottsdale Considerations

Key focuses when planning a renovation in Scottsdale communities.

HOA & Architectural Review

Some Scottsdale communities maintain architectural review guidelines for exterior or visible changes. Confirming the applicable requirements early helps the design and construction plan move forward with fewer surprises.

Indoor-Outdoor Flow

Capitalizing on the Sonoran Desert climate means integrating structural modifications like expansive sliding door systems and cohesive floor elevations to seamlessly connect inside spaces with exterior environments.

Updating Legacy Layouts

Established homes may have more separated kitchens, dining rooms, and living areas. Before opening them up, the structure, utilities, circulation, and relationship to the home's original character all need to be considered together.

Scottsdale Neighborhoods We Serve

Homes across Scottsdale differ by age, style, and community rules. These are general descriptions of the housing, not a list of completed projects.

North Scottsdale

North Scottsdale is mostly newer custom and semi-custom construction, with large lots, high ceilings, and desert views. Common remodel goals include refreshing finishes from the early 2000s, enlarging kitchens and primary suites, improving indoor and outdoor connection, and adding guest space. Many communities have HOA architectural review, so approvals are planned alongside the design.

McCormick Ranch

McCormick Ranch was developed around lakes and golf courses, with many homes built in the 1970s and 1980s. Typical layouts separate the kitchen from the family room, and original plumbing, wiring, and bathrooms are aging. Homeowners usually want open sight lines, updated systems, and kitchens and baths that fit how they live now.

Gainey Ranch

Gainey Ranch blends villas, condominiums, and larger residences, many from the late 1980s and 1990s. Remodels often update dated stucco-era interiors with new flooring, lighting, kitchens, and primary baths. Because community guidelines may affect visible changes, we confirm rules early, then plan the work to respect shared walls, access, and neighbors.

Arcadia

Arcadia is a Phoenix neighborhood next to Scottsdale, not part of the City of Scottsdale. It is known for mature trees and mid-century ranch homes, many with smaller kitchens and original bathrooms. Homeowners often want more space and storage without losing the character of the house. Remodels here can involve opening walls, upgrading old electrical and plumbing, and rethinking how the home connects to its generous backyard.

DC Ranch & Silverleaf

DC Ranch and Silverleaf feature larger, high-end homes with open plans and extensive finish packages. Remodel goals often include custom cabinetry, premium stone, upgraded appliance packages, and outdoor entertaining areas. HOA design review is common in both communities, so documents, materials, and timing are coordinated before construction begins.

Grayhawk & Troon

Grayhawk and Troon include golf-course and desert-preserve homes from the 1990s through the 2000s, often with Mediterranean or Southwestern styling. Owners tend to want lighter, more current interiors, bigger islands, spa-style primary baths, and better access to patios. Community architectural review may apply to exterior or visible changes.

Old Town & South Scottsdale

Old Town and South Scottsdale have a wide mix of older ranch homes, condominiums, townhomes, and newer infill. Homes built decades ago may need updated wiring, plumbing, and insulation when walls open. Remodel goals include modern kitchens, better layouts on smaller footprints, and finishes that suit the neighborhood's character.

Desert Mountain & Carefree border

Desert Mountain and the Carefree border sit at higher elevation, with custom homes on large, rugged lots. Remodels often involve substantial scope: structural changes, large glass openings, guest areas, and outdoor living. Review requirements, site access, and material deliveries can affect schedules, so we plan logistics early and confirm community guidelines.

Permits & HOA in Scottsdale

Building permits in Scottsdale are issued by the City of Scottsdale Planning & Development Services. Most kitchen and bathroom remodels that move plumbing or electrical need a permit, and the work is inspected as it progresses.

Structural changes and additions need plans, which means drawings and often engineering are prepared and reviewed before demolition begins. That review is a large part of why larger projects take longer to schedule than to build.

Many North Scottsdale communities also have HOA architectural review. Your HOA may need to approve exterior changes, materials, and sometimes interior work before construction starts. We manage those submissions for you, so approvals and permits move in parallel with design.

What Remodeling Costs in Scottsdale

These are the ranges we publish for kitchens and whole home renovations. They are typical scope, with final pricing after design.

Kitchen Remodeling Budget Ranges

$20,000 to $40,000 — the same layout, done properly. Cabinet fronts or refacing, countertops, backsplash, sink, fixtures and lighting, with the sink, range and walls staying where they are.

$40,000 to $75,000 — where most projects land. The layout can change. An island gets added or resized, appliances get upgraded, and the electrical is brought up to what they need.

$75,000 to $120,000 — a different room. Full gut, redrawn layout, custom cabinetry, and often opening the kitchen to an adjoining space, which means structural work and a permit.

Whole Home Renovation Ranges

$60,000 to $150,000: the same house, brought up to date

Kitchen, bathrooms, flooring, paint, lighting and fixtures. The walls stay where they are and the plumbing stays where it is. Construction is estimated at about 2 months, not a guarantee.

$150,000 to $350,000: where most whole home renovations land

Here the layout changes. Walls come out, a kitchen opens to a living space, and plumbing and electrical get relocated to suit the new plan rather than the old one. Finishes move up a level across the house. Construction is estimated at about 3 to 5 months, not a guarantee.

$350,000 and up: additions and structural work

Square footage gets added, or structural elements change. Both bring in engineering, plan review, permits and inspections that a finishes project never touches. Construction is estimated at about 6 to 8 months, not a guarantee.

What Drives Cost in Scottsdale Homes

Square footage and layout changes matter most, followed by whether plumbing, electrical, or structure must move. Older homes may reveal wiring, drainage, or framing that needs updating once walls open. Material choices, especially stone, custom cabinetry, and tile, can shift a budget by tens of thousands of dollars. Community review, site access on hillside lots, and schedule constraints also play a role. We list allowances in writing so you can see where the number can move.

Scottsdale Remodeling FAQs

Usually, yes, when the work moves plumbing, changes electrical, or alters structure. Additions and structural changes need plans. DYS prepares the submission, works with the City of Scottsdale, and coordinates the inspections, so you are not managing paperwork yourself.

It depends on scope. Most kitchens take 2 to 4 weeks of construction on site. Design, selections and ordering come first; custom cabinets can take up to about a month to arrive, and we order them before demolition. Whole home construction is estimated at about 2 months for cosmetic updates, 3 to 5 months for layout changes, and 6 to 8 months for additions and structural work. These are estimates, not guarantees, and permits, engineering, or custom materials can change them. You receive a written schedule before work begins.

Often, yes. For a kitchen, we set up a temporary kitchen area, protect floors, and contain dust. For larger whole home work, occupancy depends on utilities and safety, so we review it with you during pre-construction and recommend the most practical plan.

Many North Scottsdale communities have HOA architectural review, especially for exterior or visible changes. Interior-only projects may need less review, but rules vary by community. We confirm requirements early and manage the submission so approvals do not delay construction.

You receive a written scope and price before we start, with allowances for anything not yet selected. Your written scope lists what is and is not included. If something unexpected is found, you approve a written change order before we proceed.

DYS serves Scottsdale, Paradise Valley, Phoenix, Chandler and Gilbert, and Cave Creek and Fountain Hills. Our service areas page has the full list. If your home sits near one of those communities, contact us and we will confirm.
